Parque Alvento is the first green business complex in Europe, and is a benchmark in terms of sustainability, environmental performance and efficiency of resources, since it was LEED certified right from the construction stage.

The complex is located in Campo de las Naciones, a prestigious business enclave very close to Madrid’s IFEMA trade fair, to the northeast of the capital.

The business park consists of 2 free-standing twin buildings that were built in 2005, with office space for rent covering an area of 32,197.21 m2. The buildings have 7 floors above ground level (ground floor + 6) featuring a novel avant-garde design, and strong commitment to accessibility and energy efficiency.

Alvento houses highly efficient, standard floors of 2,441 m2 bathed in plenty of natural light on its two façades, featuring acoustic and thermal insulation.

The offices are arranged around a central core comprising an inner patio, lobby, three sets of lifts and freight lift and men’s and ladies’ restrooms.

The spaces are equipped with VRV climate control by zones, and LED lighting. The headroom between the raised accessible floor and false ceiling is 2.95 metres, and accessible floor space of 20 cm.

The facilities guarantee all the necessary conveniences required for an exceptional working environment, surrounded by gardens and green areas.

The different services provided by the proprietors are 365x24 concierge and security services, CCTV, urban and inter-urban shuttle services, public parking, bicycle parking, changing rooms with showers and rest area with WiFi. Likewise, in the surrounding area (two minutes’ walk), there is a shopping area with services such as a Gym, Crèche and several restaurants.

The project finalized in September of 2022 is worthy of special mention, in which the site where the business park is located has been redeveloped to create a central plaza between both buildings, thereby increasing pedestrian and green areas, opening of restaurants with large outdoor terraces, and optimising the entrance and exit to and from the complex.

The complex has excellent parking facilities with space for 687 vehicles (indoor and outdoor), an access control and validation system with vehicle registration plate recognition, and charging points for electric vehicles. The car park also has a Total Wash service (thorough, eco-friendly cleaning inside and out), which operates on Tuesdays and Thursdays.

COMMUNICATIONS AND ACCESSIBILITY

Alvento is particularly remarkable for its smart urban mobility proposals and solutions, which have an undeniable direct effect on the city’s wellbeing.

The “Skybus” urban transport system provides a fleet of on-demand smart buses, providing passengers with similar routes and up to 27 fares per day. It is a convenient, flexible transport alternative for travelling to work, and largely reduces the amount of traffic on the roads, energy consumption and emissions.

Ten parking places have been enabled for the car-sharing service with the main service providers in this sector (Wible, ShareNow and Zity), and twelve more spaces for the carpooling service (shared vehicles).

The complex is highly visible from the M-40 with convenient access, and has excellent connections with Madrid-Barajas Adolfo Suárez Airport (10 minutes by car) on the M-11 motorway.

It is also easily accessible by public transport. The complex is served by several interurban bus routes on Line T11 (Mar de Cristal and Parque Empresarial Cristalia), located just a few metres away.

The San Lorenzo Metro stop is just a 7-minute walk away (Line 10) and the Mar de Cristal Metro station is only 14 minutes away on foot (Lines 4 and 8).
