To classify the properties on Belbex.com, we follow the rating system used by Costar Group. We adapt these standards to the Spanish real estate market.

This method of classifying offices, retail spaces, and warehouses uses a scale of 1 to 5 stars.

The established ratios consistency for each category is ensured thanks to the extensive information about the properties available in the Belbex database.

Real Estate Classification Methodology

The classification system establishes distinct levels for categorizing offices, retail, warehouses, and lands. To carry out this assessment according to the standards set for each use, an analysis of each space is driven by Belbex's Research department.

First, the Field Research team identifies, photographs, and analyzes the properties added to the Belbex database on-site, ensuring to provide an accurate evaluation of the property which will later be analyzed by the Research team.

Then, the standards are evaluated by the Research team, assigning the corresponding classification to the space based on the parameters established for each use. Some of these weighting criteria include architecture and design, renovation, amenities and features, communication and transportation, energy efficiency systems, and maintenance, among others.

Can a building's rating be adjusted?

If the client needs to provide feedback on the rating that a property has received, they can communicate this to the Research team.

Providing Belbex with the most comprehensive information about the listing is the best way to ensure that building ratings are consistent with the definitions of our criteria.
