An exclusive, completely exempt office building with magnificent views over the northern area of Madrid.
Avda. de Burgos 12 B has the security, proximity and professionalism of MAPFRE Insurance Company with almost 90 years of experience combined with its global management and solid local execution capability.
It has a ground floor and 17 upper floors. Both the office space and the communal areas in the building have been recently renovated. A complete renovation of the lobby is scheduled for August 2021, to convert it in a large, modern area.
REMODELLING OF OFFICE SPACES:
Each office floor consists of 645 m2 which can be divided into two modules of 261 m2 and 384 m2, and each floor is assigned 11 parking places. The modules all face outdoors and therefore have a lot of natural lighting.
The offices have a false ceiling and raised access floor for wiring installations that new clients may require.
The building’s HVAC system is of particular note, which renews the air independently in each module every hour, thus ensuring clean air.
The floors have been recently renovated and feature all the facilities to adapt offices to the client’s tastes. Open concept spaces with plenty of natural lighting and views.
Each floor has an individual electricity supply so that clients can contract this service with the supplier of their choice.
REMODELLING OF THE LOBBY AND LANDINGS:
The lobby and landings on all the floors are being renovated to modernise the image, including the entrance doors to the offices, which are being changed for metal doors with a large glass pane.
The finishes on the fronts to office and lift entrances are white glass, featuring a metal skirting board with embedded lights. There is a space assigned for information on each client.
Access to the rest rooms is imitation wood with concealed doors.
Removable metal sheets have been fitted to the ceiling for access to the installations above them, with built-in LED lighting.
Renovated continuous flooring or new surface treatment on existing flooring.
During renovation of the landings, the rest rooms in the building have been adapted in line with accessibility regulations.
REMODELLING OF THE GROUND FLOOR LOBBY:
The goal is to give the ground floor lobby a facelift, with top quality finishes, making it a well-lit, modern space.
In order to increase building security, fitting turnstiles has been proposed for control access.
The front entrance will be replaced, including the revolving door and service entrance. The upper part of the revolving door will be lowered, and specific lighting will be fitted.
To the right, on entering the building, a directory will be fitted showing the companies operating in the building.
The area between the two low ceilings will be raised and converted in a lighted area, also embedding lights to the skirting board.
This will make the lobby a well-lit area, conferring a much more modern look.
The look of the building entrance will also change.
Completion scheduled for August 2021.
LOCATION AND COMMUNICATIONS:
The building is located close to the Chamartín Station area with direct access to the M-30 North. It has very good public transport communications, and is just a 10-minute drive (9 km) from Adolfo Suárez Madrid Barajas airport.
