SERRANO 55 is an exclusive office building located on the Salamanca Quarter-CBD axis, in the heart of the Golden Mile of Madrid. It is an unbeatable location, financial axis and main artery of Madrid, where the best known national and international companies seek to set up their headquarters in the capital.
It is an infill building in Calle Serrano that was designed by architect Gabriel Allende. The design aimed to provide offices with a permeable façade allowing for natural light to reach workspaces. To this aim, two patios were added, an outdoor one and an indoor one, the second of which is very important because it has glazed boxes as meeting rooms that overlook the emptiness and expand the working environment.
Besides, the inner parts of SERRANO 55 aim to highlight the importance of materials, and their quality depends on intended use. This way, the extended use of beech melamine panels provides the spaces with a warm and unifying nature, contributing once again to achieving one of the main aims of the project: natural lighting.
The building covers an area of 5,965 m2 over nine floors over ground level (ground + mezzanine + 7). This space is divided into a total surface of 4,850 m2 of offices and premises of over 1,000 m2 located at street level. The offer is completed by 4 underground floors to be used for parking purposes with a large number of parking spaces (101). In the parking areas there are electric vehicle charging points.
When entering SERRANO 55, visitors find themselves in an amazing lobby where the building reception area is, which has a large glass wall which allows a great deal of natural light to go in. This large and well lit space leads to three spacious state-of-the-art lifts and to a freight lift to be exclusively used for the receipt of goods. The inner layout aims to offer as much free central space as possible, so communications and rest rooms are especially located at the south end, and the rooms and offices within the rest of the perimeter.
The office floors have about 3.5 metres headroom, suspended ceiling and raised floor. All floors have fire detectors, a small dining area for workers to get some rest and two sets of rest rooms with Schell materials, one of the brands of reference for this kind of products. The offices available now have carpeted floors, but they may be adapted to meet the needs of the new tenant, even if it means making it a fully open-concept floor, removing partition walls.
In terms of energy efficiency, by means of different actions, the LEED Gold certificate of SERRANO 55 has been upgraded to Platinum level and the property is also WELL Gold certified. These certification systems are set up to assess sustainable buildings by means of a list of criteria associated to measures that reduce environmental impacts and enhance sustainability. These actions focus on energy management and maintenance through the optimisation of climate control and lighting systems, ambient light quality, LED/low consumption lighting and indoor air quality. To obtain the certificate, the building management and cleaning were subject to analysis, and so were the efficient use of water, acoustic comfort and waste management. In addition, accurate measurement of energy consumption and carbon footprint caused by all activities was carried out, including daily transport of users.
As for the area, the building is located in the Salamanca quarter, well known for its elegance and luxury. There are boutiques from the best known designers and national and international firms in the famous Golden Mile of Madrid. Very close to SERRANO 55 is the ABC Serrano shopping centre, one of the main elements in the commercial axis joining Calle Serrano and Calle Ortega y Gasset. In terms of restaurants, there is a wide offer of great quality: there are 6 Michelin star restaurants, food markets like La Paz and Platea, as well as numerous shops specialised in delicatessen products. The area has a great number of luxurious hotels, such as Rosewood Villa Magna, InterContinental Madrid or Barceló Emperatriz.
Lastly, it is worth highlighting that the location has excellent communications. As for public transport, it is just a few metres from the Rubén Darío metro station (line 5), numerous bus lines (5, 14, 27, 45, 150, 9, 19 and 51), taxi rank and BiciMad stop. In addition, it is really close to the Nuevos Ministerios transfer point, where a wide range of Renfe local railway lines converge. This is where the direct metro line to the Adolfo Suárez Madrid-Barajas Airport departs from. As for private transport, it is well connected with the most relevant motorways, such as M-30, A-2 and M-40.
