Sale by bid of an industrial building of 3,813 m2 located in Alcobendas.

The property is distributed over several floors (basement, ground floor, first and second) and has been used as a cold store for food products.

The surface distribution is as follows:

- The basement floor of 1,156 m2 built is used as a ham warehouse with an engine room.

- The ground floor of 1,156 m2 built houses the chambers for receiving products, such as chambers for cooking, cheeses, sausages, boneless ham, bones, fats and an order room. There are also changing rooms and toilets on this floor.

- The first floor of 1,156 m2 built is used for ham storage, and entrance to general offices-

- The second floor of 345 m2 built is used as offices.

With regard to the construction of the asset, the structure of the building is mixed of concrete and metal; it is made of concrete in the basement, ground floor and first floor except for the roof of this one, which is made of metal truss minus the office floor that goes with concrete.

The roof is gable in the metal roof area and terrace-like in the office area.

The perimeter enclosure of the building is made of a 40x15x15 “Split” type block factory plastered on the inside. The interior divisions are made of 9 centimeter or 1/2 foot slats depending on the zones.

The floor is finished on the ground and first floors with an anti-slip treatment with 4-6 mm quartz. The interior carpentry is made of plywood in the toilets and changing rooms and solid pine wood in the offices.

The plot is closed with a fence made of a “Split” type block with wire lattice.

The building is located inside the plot and is located, on both sides, in a three-meter line, with the Alcobendas 4B plot, and on the other side with the Alcobendas 5 plot. Alcobendas is a township in the Region of Madrid located 17 km north of the capital at an altitude of 669 metres above sea level. It borders to the north with San Sebastián de los Reyes; to the west and south with Madrid; and to the east with Paracuellos del Jarama.
