Featured areas for office rental and sales in Madrid

At the beginning of the 20th century, the office market in Madrid focused on the axes of Calle Gran Vía and Calle Alcalá. Built in 1929, the first skyscraper in Spain was the Telefónica building in Calle Gran Vía 28, an area considered as the epicentre of business. Therefore, offices were concentrated on the capital's Central District, which was considered the prime area of the office sector in Madrid at that time.

From the 1970s on, companies started to establish in Paseo de la Castellana, in the Salamanca and Chamberí quarters, which were mainly residential areas. In the 1980s, the first business district of the capital originated with the AZCA project, where many companies established themselves. The project started at the end of the 1960s and concluded in the 1990s. The construction of new office buildings did not stop with the AZCA block and new projects started to develop on the right margin (on the eastern side) of Paseo de la Castellana.

In the following years the business area in Plaza de Castilla was added, with Torres KIO, what is currently known as Puerta de Europa. Later, more towards the north, reaching the end of the current Paseo de la Castellana, the area of the Four Towers (las Cuatro Torres) was built in the land that belonged to the former Real Madrid Sports City.

Currently, the districts in Madrid with a higher concentration of offices are Chamartín, Salamanca and the Central District.

In the business district of Madrid or CBD (Central Business District) of the Region of Madrid, located in the city centre, there are many office buildings, with modules for rent or sale. The area covered by the CBD goes from Paseo del Prado, running along Paseo de Recoletos and Paseo de la Castellana until the Cuatro Torres Business Area. In addition, it expands in the Salamanca quarter until Calle Príncipe de Vergara and in the Almagro quarter.

Paseo de la Castellana is the reference axis around which the CBD prime areas are located, with some of the most emblematic office buildings in Madrid. Law firms, consultancy firms or corporate headquarters of national and international companies choose the CBD to set up their offices in the centre of Madrid.

The CBD is divided into the following submarkets: Castellana Norte, Castellana- AZCA, Castellana Sur - Recoletos, Chamartín CBD, Chamberí CBD, Retiro CBD, Salamanca CBD and Tetuán CBD.

The Castellana Norte CBD includes the Fuencarral- El Pardo, Chamartín and Tetuán districts. It comprises the two façades of Paseo de la Castellana in the intersection with Calle Arzobispo Morcillo, and it runs along Plaza de Castilla and Plaza de Cuzco, until Plaza de Lima. In the Castellana Norte CBD there is a business park called Cuatro Torres Business Area (CTBA), where you can find the highest buildings in Spain. This area belongs to the Fuencarral - El Pardo district and the following skyscrapers are located in it: Torre Cepsa, Torre PwC, Torre Cristal and Torre Espacio. The building Torre Caleido is also located in this area.

Moreover, the office area located in Chamartín - Plaza de Castilla, where Thelcon or Torre Realia, the eastern tower of Torres Puerta de Europa and the two skyscrapers also known as Torres KIO are located belongs to the Castellana Norte area. In the area, which runs along Paseo de la Castellana until Plaza de Lima, there are also other noteworthy office buildings.

Besides, this area will witness one of the most important projects in the office market: Madrid Nuevo Norte. A project that will act on an area of 2.3 million square metres, from the Plaza de Castilla area until the Monte El Pardo. The project aims to expand the CBD area of the capital.

The ChamartínCBD is made up of the rear area of Paseo de la Castellana, from Calle María de Molina until Plaza de Castilla; the axis of Calle General López Pozas with Calle Padre Damián until Plaza de los Sagrados Corazones; Paseo de la Habana – inner part of Paseo de la Castellana; Calle Joaquín Costa – Calle Francisco Silvela and until Calle María de Molina.

In the Castellana - AZCA area, which runs along Paseo de la Castellana from Plaza de Lima until Plaza de Gregorio Marañón, there are some of the most remarkable office buildings in the capital. AZCA is the block of office buildings that comprises Paseo de la Castellana, Calle Raimundo Fernández Villaverde, Calle General Perón and Calle Orense. Some important buildings in the area are as follows: Torre Picasso, Torre Europa, Castellana 81, Torre Titania, among others.

Besides, the Tetuán CBD comprises the area delimited by Calle General Perón, Calle General Varela - Calle Infanta Mercedes until Avenida de Asturias - Plaza de Castilla, going down the inner part of Paseo de la Castellana to come back to Calle General Perón. In the Tetuán district there is the other KIO tower, the Western one: Torre Bankia.

The Chamberí CBD starts at Plaza de Santa Bárbara, runs along Calle Génova until Paseo de la Castellana and goes upwards until Plaza de Gregorio Marañón, then down through the Calle Miguel Ángel - Almagro axis until Plaza Alonso Martínez. Chamberí is a residential area and in some of its stately and classic buildings there are offices, some for rent or sale.

The Salamanca CBD comprises the space delimited by Paseo de la Castellana, Calle María de Molina, Calle Príncipe de Vergara and Calle Alcalá. Many companies set up their headquarters here due to its strategic location in the area inside the M-30 ring-road known as “almendra central” (Madrid central almond), its proximity to the city centre and to other important business areas. It is also a well-known shopping area, with exclusive shops along the so called Golden Mile. In addition, in the Salamanca quarter there are offices located in exclusive modern office buildings and in classic small palaces that are so characteristic of this area. Some of the noteworthy office buildings in the Salamanca district are Torre Serrano, Edificio Beatriz and Serrano 73, among others.

The Castellana Sur-Recoletos CBD runs along Paseo de la Castellana from Plaza de Gregorio Marañón, in the intersection with Calle María de Molina, goes through Plaza de Cibeles and ends in Plaza de Neptuno.

The Retiro business district or CBD comprises a small area delimited by Paseo del Prado, Calle de Alcalá, Calle de Alfonso XII and the Botanical Garden.

In the Madrid central area there are also different concentrations of office buildings and business parks, such as the Méndez Álvaro one, located near the Atocha station, in the Arganzuela district. In addition, in the main arteries of the city there are important and exclusive office buildings, such as those on Calle Gran Vía, Calle Alcalá and Calle Bravo Murillo.

In the decentralised areas of Madrid, which are secondary areas of the capital, attention should be drawn to the Julián Camarillo business park on the east located in the San Blas - Canillejas district and considered the techie area of the capital, with many companies related to the technology and communications sector located there. In the district there is also the Josefa Valcárcel business park. In addition, within the township of Madrid there are some business parks, such as Carretera de Burgos business park, Foresta business park and Las Tablas business park, in the Fuencarral - El Pardo district. Worthy of mention are also the Basauri business area and El Plantío business area, located by the A6 motorway in the Moncloa - Aravaca district; and the Barajas district, with the Eisenhower business park, Ribera del Loira business park and Juan Carlos I busines park (Campo de las Naciones).

The Origins of Madrid

The first settlements in Madrid date back to the Muslim era, when Muhammad I, Emir of Córdoba, built the first fort to police the possible transit of Christians on their way to Toledo.

Some remains of the fort can still be found in Cuesta de la Vega, next to the Royal Palace. The settlement grew around the walls to give rise to Madrid “Magerit” meaning “land rich in water” in Arabic.

The city fell into Christian hands in 1083, and in 1123 it became a Villa. Felipe II brought the Royal Court to Madrid in 1561, when some of the buildings and monuments comprising the so-Called “Madrid de los Austrias” were built.

The nickname “Gatos” [Cats], used to refer to natives of Madrid, dates back to 1085 when Madrid was under Arab rule and was protected by the fort built by Muhammed I. When Alfonso VI’s troops decided to lay siege to Madrid, they reached the wall and one of the soldiers scaled it with such agility that he earned himself the nickname of “Gato” [Cat]. The soldier changed his surname to Gato, and from then on it was used as a name to refer to acts of bravery. As time went by, the nickname was adopted by all third generation Madrid natives.
