Featured areas for office rental and sales in Madrid

At the beginning of the 20th century, the office market in Madrid focused on the axes of Calle Gran Vía and Calle Alcalá. Built in 1929, the first skyscraper in Spain was the Telefónica building in Calle Gran Vía 28, an area considered as the epicentre of business. Therefore, offices were concentrated on the capital's Central District, which was considered the prime area of the office sector in Madrid at that time.

From the 1970s on, companies started to establish in Paseo de la Castellana, in the Salamanca and Chamberí quarters, which were mainly residential areas. In the 1980s, the first business district of the capital originated with the AZCA project, where many companies established themselves. The project started at the end of the 1960s and concluded in the 1990s. The construction of new office buildings did not stop with the AZCA block and new projects started to develop on the right margin (on the eastern side) of Paseo de la Castellana.

In the following years the business area in Plaza de Castilla was added, with Torres KIO, what is currently known as Puerta de Europa. Later, more towards the north, reaching the end of the current Paseo de la Castellana, the area of the Four Towers (las Cuatro Torres) was built in the land that belonged to the former Real Madrid Sports City.

Currently, the districts in Madrid with a higher concentration of offices are Chamartín, Salamanca and the Central District.

In the business district of Madrid or CBD (Central Business District) of the Region of Madrid, located in the city centre, there are many office buildings, with modules for rent or sale. The area covered by the CBD goes from Paseo del Prado, running along Paseo de Recoletos and Paseo de la Castellana until the Cuatro Torres Business Area. In the Castellana Norte CBD there is a business park called Cuatro Torres Business Area (CTBA), where you can find the highest buildings in Spain. The Retiro business district or CBD comprises a small area delimited by Paseo del Prado, Calle de Alcalá, Calle de Alfonso XII and the Botanical Garden.

In the Madrid central area there are also different concentrations of office buildings and business parks, such as the Méndez Álvaro one, located near the Atocha station, in the Arganzuela district. In addition, in the main arteries of the city there are important and exclusive office buildings, such as those on Calle Gran Vía, Calle Alcalá and Calle Bravo Murillo.

The Origins of Madrid

The first settlements in Madrid date back to the Muslim era, when Muhammad I, Emir of Córdoba, built the first fort to police the possible transit of Christians on their way to Toledo.

Some remains of the fort can still be found in Cuesta de la Vega, next to the Royal Palace. The settlement grew around the walls to give rise to Madrid “Magerit” meaning “land rich in water” in Arabic.

The city fell into Christian hands in 1083, and in 1123 it became a Villa. Felipe II brought the Royal Court to Madrid in 1561, when some of the buildings and monuments comprising the so-Called “Madrid de los Austrias” were built.

The nickname “Gatos” [Cats], used to refer to natives of Madrid, dates back to 1085 when Madrid was under Arab rule and was protected by the fort built by Muhammed I. When Alfonso VI’s troops decided to lay siege to Madrid, they reached the wall and one of the soldiers scaled it with such agility that he earned himself the nickname of “Gato” [Cat]. The soldier changed his surname to Gato, and from then on it was used as a name to refer to acts of bravery. As time went by, the nickname was adopted by all third generation Madrid natives.
