JULIAN CAMARILLO 53 (JC53) is an exclusive office building located in the heart of MADBIT, the new technology district in Madrid, where the streets Julián Camarillo and San Romualdo converge. Nowadays, companies such as: Indra, El Corte Inglés, Atos Origin, IT Deusto, Telefónica, etc. are located in this area.
The JC53 façades are designed to be continuous, parted by two large glazed areas. These two glazed areas provide the building with attractiveness and brightness. When entering the building there is a double-height lobby integrating the general reception area of the building through which the two lifts and the two stairways can be accessed. This access is adapted to people with reduced mobility.
This building also has two indoor patios to increase natural light in the inner working areas. Around these two patios, two vertical communication cores are designed granting access to each of the floors. These cores have two staircases and two lifts. Each floor has a distribution lobby organising each one of them in the two main directions. This core of communal areas also includes rest rooms for each floor and the vertical piping of the facilities.
Regarding the technical specifications of offices at JC53, they have a Daikin VRV (Variable Refrigerant Volume) direct expansion climate control system (inverter), 60 x 60 Armstrong suspended ceiling with recessed lighting and levelling raised floor made of encapsulated panels and Ackerman boxes.
In terms of security, the building has CCTV for access control and surveillance, with cameras and centralised in the lobby. This is completed by automatic doors and crossing gates for vehicle access control with card reader and intercom connection to the lobby.
Vehicle access to the parking areas in JC53 is also granted through Calle Julián Camarillo with two ramps, one going directly to the basement floor and the other one granting access to the parking spaces located in the ground floor. As for the surroundings, a few years ago industrial buildings dominated the area that has been transformed and restructured and where office buildings and residential areas now dominate with a great deal of amenities.
