


Magnificent plot located in Pozuelo de Alarcón. Located in a consolidated residential area.
The plot is located on Avenida Monte Gancedo, 9 and has an area of 6,475 m2. These are two plots, one in the shape of a rectangular polygon and the other in the shape of a half circle.
The plot with the shape of a half circle is not buildable. It is the City Council of Pozuelo that dictates whether it can be used as a parking lot or to support signs or advertising.
The main plot, shaped like a rectangular polygon, has a buildable area of 2,590 m2.
The plot belongs to the Partial Plan of norms and ordinances that classifies the soils by dividing them into zones: residential (single-family housing), civic-commercial and commercial endowment.
Specifically, it is understood as civic-commercial:
- Plot with a minimum of 1,000 m2,
- Minimum front with a length of 30 meters, and
- Parcelation will be compulsory for actions by independent resulting plots, carrying out a single project in which to locate the minimum buildable area of 400 m2 for commercial use.
The permitted uses for the civic-commercial plot are:
- Plots with a maximum area of 2,190 m2: education; culture; sport and leisure; religious; health and social welfare.
- Plots with a minimum area of 400 m2: food (limitation of 50% of the total area); clothing and footwear; retail trade; restaurant; cafeterias; meeting room; appliances; services (hairdressers, assistance; etc.); among others.
As a compatible use, tertiary use is allowed in its office category, as an annex to the challenge of uses (administration offices, offices, accounting, etc.). All other uses not described are prohibited.
